Full Description

Situated right at the end of Shilla Lane in a traffic free location Shilla Mill, despite dating back to 1591, is not a listed building. As well as a tiered garden and some woodland, the property has a level paddock with vehicle access. The lane from the property gives a level walk into Polzeath towards the beach or the footpath links to various walks up to The Point via the golf course.

The Cottage is steeped in local history, in addition to some of the very old beams the timbers to the porch of the mill are believed to have come from HMS Lion and part of the original water wheel is still fitted to the exterior of the mill wall.

Set above the lane on a slate terrace the property has three entrance doors, two of which are currently in use. The main wooden front door gives access to the sitting room to the original cottage, while a upvc door give access to

Small timber porch off this room but the doorway is no longer in use. Three steps then with metal hand rails up to the original cottage section.

Sitting Room - Two windows and a door to the front elevation. One small window to the rear. The original open fire place and clome oven (chimney currently capped). Night store heater. A characterful narrow staircase of 9 steps takes you up to the main landing with skylight. To the right 2 steps take you up to

Heading outside there is a good sized lean to store on the far end of the property. The detached garage is on the far side of the lane. The paddock is on the same level as the lane and has gated access. The cottage gardens then sit on two raised tiers. The lower tier has an outside wc. The higher tier is completely private and sheltered with a lovely outlook. Shilla Mill also owns the bank above it, this land extends along the back of the property and some way down the lane. While this is now mainly copse it could always be reclaimed and added to the garden if required.

The property has the possibility of a variety of uses subject to the necessary consents.
