Full Description

Camelside Cottages is a fine and very rare example of 3 properties with the main house built in 2014 on the site of 2 old properties to provide an energy saving modern cottage with its own hot tub. There is underfloor central heating run by the ground source heat pump and it also has its own solar water panels. This combined with the excellent insulation and ultra low energy spotlighting make the property as environmentally friendly as possible. Some of the original materials have also been used on the front elevation of the property and part of the original walling still exists to the side and rear with some magnificent large granite stones and part of the original granite and stone walling still remaining. As can be seen on the floorplan the property has a lovely modern layout with 2 reception rooms plus utility and cloakroom on the ground floor in addition to the magnificent kitchen/living/family room with central woodburning stove and 2 sets of bi-fold doors leading onto the rear slate courtyard where there is the hot tub. On the first floor are 4 good size bedrooms, 2 of which with en-suite shower rooms, together with a family bathroom.

Externally the property has beautiful gardens and grounds extending to over an acre leading all the way down to the River Camel together with fishing rights for salmon and trout and with some useful small outbuildings, plenty of parking/turning space and again more feature granite, mature trees and shrubs etc. There is also an open fronted barbeque area with slate roof and childrens play area.

Within the grounds are the 2 holiday cottages, Honeysuckle and Willow which were constructed around 1990. These spacious cottages are both 3 bedrooms currently sleeping 6 plus cots. These cottages also have double glazing with electric heating and we understand they have been averaging a gross rental income of between £20,000 and £25,000 per annum for the last few years. In terms of accommodation these are very well thought out and well planned cottages as can be seen on the floorplans with a good sized living area opening through to the kitchen/living area with woodburning stove. There is also a bathroom and ground floor double bedroom whilst on the first floor are 2 further double bedrooms with family bathroom and store/playroom for smaller children.

The location of the site is absolutely idyllic in our opinion in this beautiful valley setting being so quiet apart from the beautiful bird song and hearing the River Camel meander through the valley below. St Breward is the nearest village which has a village shop twined with the very popular pub at the far end of the village which also has post office facilities. The towns of Wadebridge, Bodmin and Camelford are all easily accessible and of course the beautiful North Cornish coastline is within a short drive of the cottages.

Services

Up until now the properties have been part of the owners holiday letting business but they are in the process of each property having its own electricity supply being installed by Western Power. The water and drainage is shared between Camelside Cottages and some of the properties across the way at Coombe Mill. The private water is supplied by Coombe Mill with a proposed charge of £150.00 per annum per property whilst the private drainage system in set within the grounds of Camelside Cottages. This is shared by 4 of the properties at Coombe Mill who will pay a similar sum of £150.00 per property to Camelside Cottages. The proposal is that Camelside Cottages will then be responsible for the maintenance and any upkeep of the drainage system which has been fully certified by the Environment Agency whilst Coombe Mill will be responsible for the upkeep, maintenance and supply of the water on a reciprocal basis. For further details with regard to this and the letting income/any further questions with regard to the furnishings and fittings etc please contact the vendor's sole agents.
